Whale Coast Realty principal John Murray said the property, on the north shore of Wagonga Inlet, sold for much more than locals would have expected.
"A Sydney family looking to retire purchased the property," he said.
"They never knew of Narooma until they saw the property through our marketing.
"There was a lot of interest from Sydney, Melbourne and Canberra."
During the auction, Mr Murray said two bidders went head-to-head, driving the price up.
"The auction process made it work really well - there was a lot of outside area interest which has put Narooma on the map," he said.
