The two developments applications have been on public exhibition this year, and the Moruya proposal is still accepting submission from the public until May 20.
The Moruya proposal by Conway Burrows and Hancock would see 94 low-density residential lots developed off Turnbulls Lane, about 2.5 kilometres from Moruya's CBD.
Documents for the DA describe the proposal as "an extension of the south western precinct of Moruya" that is "to be developed to provide a range of urban living lots ranging from 590 square metres to 2.5 hectares".
The average size of lots in the northern section would be 750 sq m, and the average in the southern section would be 1740 sq m.
Documents flagged some potential issues with sites of archaeological interest, but flagged the impacts as "low to moderate" and said "the subdivision is designed to protect the biodiversity and Aboriginal Heritage of the area".
Conway Burrows and Hancock were contacted for comment.
Meanwhile, a separate DA was lodged last year by PLANNED to develop 13 rural residential lots off Wonga Road, slightly southwest of Narooma.
The 36.6 hectare piece of land is currently used for grazing purposes, and there is a large farm dam and a smaller secondary dam on the site.
Each of the 13 proposed lots would be at least two hectares, and the largest would be 2.58 hectares.
Developers would build a new road through the land for easier access to the lots that sit between the Old Princes Highway and Wonga Road.
A planner for the developer said the land would "not (be) dissimilar to character of developments on adjoining and adjacent lands".
"The proposed development has been assessed against the relevant requirements of the EP&A Act and has been found to be an acceptable development," they said.
"The proposed development should be granted development consent subject to appropriate conditions."
PLANNED was also contacted for comment.
