The seller of a duplex at Surf Beach was relieved after it sold for its reserve price of $3.3 million last week.

The duplex at 35 Wimbie Street faces due north to the water, just metres from Wimbie Beach, near Batemans Bay.
Father and daughter duo, Richard and Sophie Luton of Luton Properties, were selling agents of the home which went under the hammer on Thursday, November 25.
The auction drew a crowd of about 20 local onlookers. There were 14 registered bidders - nine online and five on site.
A couple from Canberra were first to arrive at the auction and were quick with counter offers against only one active bidder from Sydney who was online.
Bidding started at $2 million and climbed in $100,000 increments.
After about 30 minutes of bidding, Mr Luton closed the auction and congratulated the winning Canberra couple.
The seller, who wished to stay anonymous, was happy to have reached the benchmark.
In October, 2011, the beachfront block sold for $412,500. It took 10 years for the dream-home duplex to become reality.
The seller told The Bay Post he regretted his decision to subdivide.
"In hindsight, it would have been better to build one house," he said.
The seller said it was a lengthy five-year process to subdivide the block.
"I didn't realise what a mine-field that was," he said.
"It took five years to get the subdivision approved and then five years to build.
"It was 10-years of frustration."
He said everything was "slow" and with certain details to the home, he said some trades were "slow to come back".
As the surge in house demand continues on the South Coast, the building industry has been under the pump, with most trades booked out months ahead.
The seller felt some trades were "price gouging" and wasn't completely satisfied with the finished project.
"I wouldn't have sold it if I was happy with it," he said.
"There were some things that didn't go in, such as extra windows, because I thought they (trades) were price gouging."
