At 2.55am, crews responded to the fire which was caused by an electric blanket. Batemans Bay Fire and Rescue said a single female occupant woke to the sound of the smoke alarm.
"She got out in time after waking up to the sound of the smoke detector," a spokesman said.
"She had her two dogs and was a little bit shocked, but took it quite well.
"There were lovely ladies there who were her neighbours and took her in for the night," he said.
The fire was quickly extinguished and crews left the scene at 4.16am.
The Fire and Rescue spokesman said electric blankets are designed to make your bed warm and not to be left on throughout the night.
"They can overheat and become faulty; they are designed to warm you bed and should be turned off once you get in," the spokesman said.
The spokesman also shared safety advice; when storing an electric blanket it should not be folded but rolled instead to avoid faults in the wiring.
"It's best to roll up electric blankets when placing in storage - to not put pressure on the internal wiring," he said.
