In some cases, engineering certificates are required for a range of circumstances.
Engineering certificates, and reports, are often required in instances of cut and fill, compaction suitability is reported on, as are footing and foundation compliances, floor heights and materials in building construction approvals.
Flood floor heights are often regulated, similar to what has occurred in the Batemans Bay CBD.
New developments are required to be consistent with Development Control Plans that exist at the time any building or development approval is sought; that’s the case at the present time, everywhere.
Several completed developments, some residential, are in areas that have been identified at risk from flooding and sea-level rise.
The people doing the developments obviously complied with the conditions of consent to validate the building or buildings going ahead and being subsequently approved.
The state government planning department and the planning minister obviously approved the state planning legislation that allowed these processes to be the rule of the day.
